Situation: sustainability & renovation
5 min readInsurance for sustainability and renovations
Investing in your home is smart for your energy bill and your property value. But that higher value also means your current buildings insurance often no longer fits. A wrong choice with solar panels can even mean damage isn't covered.

Solar panels: buildings or contents?
This is a common mistake. Are the panels bolted to your roof? Then they belong to the buildings insurance (opstal). Are they loose (with ballast) on a flat roof? Then the insurer often sees them as contents (inboedel). Check this carefully, as you don't want to hear during storm damage that you have the wrong policy.
Prevent underinsurance after renovation
A new dormer, extension, or luxury kitchen increases the rebuild value of your house. The rebuild value is the amount needed to rebuild your house in the same state after, for example, a fire. If you don't report this, you are insured for too low an amount and will only receive part of the payout in case of major damage.
Heat pumps and charging stations
Sustainable installations outside the house, such as a heat pump's outdoor unit or a charging station on the facade, must also be insured. Many standard policies have limited coverage for these against vandalism or theft. A check by an advisor is essential here.
Frequently asked questions
Do I need to report a renovation in advance?
Yes, that is very wise. During a renovation, the risk of damage (such as fire or leakage) is greater. Some insurers set specific conditions for coverage during construction.
Are my solar panels insured against hail?
Most comprehensive buildings insurances cover hail damage, but exclusions may apply for specific types of panels or mounting systems. Check your policy terms.
